1. Acceptance Of These Terms

By using SLO Apartment Listings, creating an account, posting a listing, uploading photos, sending messages, saving listings, or otherwise using the site, you agree to these Terms of Service and our Privacy Policy.

2. Our Service

SLO Apartment Listings provides an online platform for rental listings in and around San Luis Obispo. We may provide search, messaging, saved listings, listing review, featured listings, reporting tools, and related services.

Unless we separately agree in writing, we are not a landlord, tenant, property manager, real estate broker, leasing agent, escrow provider, insurer, or legal advisor. We do not own, inspect, manage, lease, guarantee, or endorse any rental property posted by users.

3. Accounts

You are responsible for keeping your login information secure and for activity under your account. Account information must be accurate and kept reasonably current. We may suspend or close accounts that violate these terms, create risk for other users, or harm the site.

4. Listings And User Content

Users who post listings are responsible for making sure the listing is accurate, lawful, current, and authorized. You may only post content you have the right to post, including photos, descriptions, pricing, contact information, and property details.

We may review, edit, reject, remove, hide, feature, or reorder listings at our discretion. We are not required to publish or keep any listing online.

5. Prohibited Content And Conduct

You may not use the site to:

• Post false, misleading, fraudulent, duplicate, bait-and-switch, or unauthorized listings.
• Discriminate, harass, threaten, or violate fair housing or civil rights laws.
• Upload malware, spam, scraping tools, automated abuse, or content that interferes with the site.
• Post content that infringes intellectual property, privacy, publicity, or other rights.
• Collect user information for unrelated marketing, spam, resale, or unlawful purposes.
• Ask users to send deposits, fees, or personal documents through suspicious or unverified methods.

6. Fair Housing

All users must follow applicable fair housing laws. Listings and messages may not express unlawful preferences, limitations, exclusions, or discrimination. See our Fair Housing Policy.

7. Renter Responsibility

Renters should independently verify listings, rental terms, ownership or management authority, availability, condition, lease documents, payment instructions, and any fees before signing a lease or sending money. We do not guarantee listing accuracy, availability, safety, legality, pricing, or suitability.

8. Payments And Featured Listings

If paid features are offered, the purchase terms shown at checkout apply. Featured placement may increase visibility but does not guarantee views, contacts, applications, rentals, or results. We may label, limit, suspend, or remove featured listings that violate our rules.

9. Third-Party Links And Services

The site may link to third-party websites or services. We are not responsible for third-party content, policies, payments, communications, or actions.

10. Disclaimers

The site is provided "as is" and "as available." To the fullest extent allowed by law, we disclaim warranties of accuracy, availability, fitness for a particular purpose, non-infringement, and uninterrupted operation.

11. Limitation Of Liability

To the fullest extent allowed by law, SLO Apartment Listings and its owners, operators, contractors, and service providers will not be liable for indirect, incidental, consequential, special, exemplary, or punitive damages, or for lost profits, lost data, lost housing opportunities, rental disputes, user conduct, or third-party actions.

12. Indemnity

You agree to defend, indemnify, and hold us harmless from claims, losses, liabilities, damages, costs, and expenses, including reasonable attorney fees, arising from your use of the site, your listings, your content, your communications, or your violation of these terms or applicable law.

13. Changes To The Site Or Terms

We may update the site and these terms from time to time. Updated terms are effective when posted, unless a later date is stated. Continued use of the site means you accept the updated terms.
